See ZIP 33156Gutter brightening is the cleaning of the outside face of your gutters to remove tiger stripes, oxidation, and dark streaks. Clearing the trough does not touch those marks. Fast Pro washes the face of each run with a gutter-safe cleaner and a low-pressure rinse, so the gutters match the rest of your roofline.

Every brightening includes
Photos of every runSun and humidity dull painted gutters across Kendall, and a few decades of Florida weather on an older single-family home shows up as dark streaks and chalking on the face.
Painted aluminum gutters oxidize under Kendall's sun, and the chalky layer that results grabs pollen, dust, and roof runoff and dries into vertical streaks. The pattern is often heaviest on the older single-family streets near Dadeland, where the finish has had longer to age, but newer HOA-maintained townhomes streak too, especially where runoff from an algae-streaked tile roof washes down the gutter face.
We test a hidden spot before we start, since a finish that has chalked for twenty years responds differently to a cleaner than one installed five years ago. If the paint has worn through, the test spot shows what the gutter can and cannot recover before we do the whole house.
On an HOA property, exterior color and finish are sometimes part of the community standards, so we flag anything that looks like it needs more than a cleaning rather than guessing.
Salt air is a smaller factor this far from the coast than it is in Brickell or along Biscayne Bay, so most of what we see on Kendall gutters is straightforward sun oxidation rather than the faster corrosion a waterfront property deals with.
A townhome row under an HOA often has every gutter painted the same color, so when one unit's finish starts to streak, the difference next to a cleaner neighbor stands out fast, which is usually what prompts the call before a single-family owner down the street notices the same thing on their own house.
We test the hidden spot on the downspout side of the run first, since that section usually gets less direct sun than the face of the gutter and shows us the original color before the streaks are factored in.
Tiger stripes look like dirt. They behave like a stain, because they are bonded to the finish.
Painted aluminum gutters slowly oxidize in the sun, which leaves a thin chalky layer on the surface. Rain running off the roof carries dust, pollen, and particles from the roofing. That mix sticks to the chalky layer and dries into vertical streaks. A garden hose will not shift them, and neither will a pressure washer, because the problem sits in the surface and not on top of it.
| Mark | Looks like | Usually caused by | What we do |
|---|---|---|---|
| Tiger stripes | Black or gray vertical streaks | Oxidized finish holding roof runoff and pollen | Apply cleaner, work it in, rinse at low pressure |
| Chalky oxidation | White or gray powder that rubs off on your hand | Sun and age breaking down the paint surface | Clean and brighten, then check the finish underneath |
| Mildew and algae spots | Green or black dots on shaded sections | Damp, shaded gutter faces under trees | Treat and rinse the affected sections |
| Overflow stains | Brown streaks below a clogged downspout or corner | Water spilling over a blocked gutter | Wash off, then fix the cause with a gutter cleaning |
| Rust | Orange or brown spots at seams and fasteners | The metal breaking down | Not removable by brightening, we flag it for repair |
One handles what is inside the gutter, and the other handles what shows on the outside.
| Gutter cleaning | Gutter brightening | |
|---|---|---|
| Works on | The inside of the trough | The outside face |
| Removes | Debris, pollen paste, grit | Tiger stripes, oxidation, surface stains |
| Helps with | Water flow and overflow | How the house looks from the street |
| Done | Two to four times a year | When streaks show, often with a cleaning |
Start with the gutter cleaning if the trough has not been done this year.
Several things work against a gutter finish, and they stack.
If your roof has dark streaks, the gutters under it will keep streaking until the roof is cleaned. See our roof pressure washing page.
We work in sections so the cleaner never dries on the finish.
Debris comes out by hand before any cleaner goes on. A full trough sends dirty water down the face of the gutter and undoes the work.
Shrubs and flower beds under the gutter line get wet down and covered.
A small patch on a low, out-of-sight section tells us how the finish reacts, and whether the paint is sound, before we do the rest.
The cleaner goes on one section at a time and sits just long enough to release the streaks.
Stubborn tiger stripes get a soft brush or pad. We do not scrub hard on the finish, because that scratches it.
The face and the underside of the gutter get a gentle rinse, then the plants and the ground below.
You get before and after photos of each run, and a plain note on any section that would not fully clean.

Heavily oxidized gutters may brighten but not return to like-new. The test spot tells us first.

Often, especially for exterior work on a townhome or condo where the association owns the roof. Check your HOA rules before booking, or have us quote both the job and the paperwork you'll need.
It depends on the feet of gutter, the number of stories, and whether the roof is owned by you or an HOA. Call with your address and we quote by phone.
Early May, before the wet season starts on May 15, matters most. A second visit after hurricane season, October through December, clears what summer left behind.
Not always. Many flat sections drain through roof drains and scuppers instead, which we clear the same way we clear a gutter.
We cover Kendall end to end, from Dadeland and the areas near the Turnpike to West Kendall, The Hammocks, Westwind Lakes, Lime Grove and Calusa.
Yes. Standing water in a clogged gutter is a breeding spot, which is one more reason a trough that drains freely after rain matters here.
Not harder, just different. Flat sections need the drains and scuppers kept clear so water does not pond, while tile sheds water on its own as long as the trough underneath stays open.
The paint has had more years of sun exposure to chalk, which gives dirt and algae spores something to grab onto.
After. Wash the roof first so fresh algae and dust don't wash straight back onto a gutter face you just cleaned.
Possibly, since many Kendall townhome rows share the same paint color and a cleaned section next to streaked ones stands out. We can quote the whole row if your HOA wants a uniform result.
Call and tell us what the gutters look like and what they are made of. We quote by phone and find a day that works.
